Notes

Hart Consulting's client library confirms the correct Indiana HOA: Wakerobin Estates II and Wake Robin Estates III are listed for West Lafayette, IN, and the documents identify Tippecanoe County, Indiana. Across Wake Robin Estates II phases reviewed, no building, wall, fence, or other structure may be placed until plans/specifications/plot plans showing location and elevation are approved in writing; if the committee fails to approve or disapprove within 30 days, approval is not required and compliance is assumed. Wake Robin Estates II also prohibits any fence between the building setback line and the front property line, and restricts corner/driveway sight triangles for fences/walls/hedges/shrubs that obstruct sight lines between 2 and 6 feet above the roadway. Wake Robin Estates III has more detailed fence standards: all fences and masonry landscape walls, except those built by the developer, require written committee approval before installation and must comply with Tippecanoe County zoning standards; pool fences must be decorative, may require street-facing screen landscaping, must comply with pool codes, and must be at least 4 feet high where required by code; solid fence construction requires committee approval; standard styles are shadow box, split rail, solid vinyl, or ornamental picket unless otherwise approved; non-corner lots may not have fences between the street and rear face of the house; corner lots may not have fences between the street and the side/rear corner of the house facing the two streets, and corner side-yard fences exposed to the street require landscaping approved by the committee; corner lot fences must comply with sight-distance requirements. In Wake Robin Estates III, shadow box fences and pool fences may not exceed 6 feet, while any other fence type may not exceed 4 feet; owners must maintain fences in good condition, including repainting/restaining wood fences, removing rust and repainting metal fences, and repairing deterioration. Wake Robin Estates III approval timing differs from Wake Robin Estates II: Article VI says the committee approves or disapproves within 15 days after required information is received; no written approval after the first 15 days is deemed disapproval, but if resubmitted and no approval/denial is received after the next 15 days, no action is construed as approval. The Hart architectural request form requires project description including materials, colors and measurements, contractor info, anticipated dates, and a plot map showing where the project will be; it also notes owners are responsible for permits, property lines, 811 utility marking, maintenance, and drainage impacts.

Wakerobin Estates II Restrictive Covenants ¶¶3-5; Wakerobin Estates II Phase 3 ¶¶4-6; Wake Robin Estates III Declaration Article III §§A.9, B-C and Article VI §§A, C.4; Wake Robin Estates III recorded as Instrument No. 201414003703, Plat Cabinet 9 Slide 125; Hart Consulting Architectural / Exterior Change Review Request.

The process

How Wake Robin approval actually works.

Five steps — and the paperwork-heavy first three are on us.

  1. 1
Pull the covenants We do this for you
We check your HOA's actual fence rules first — height caps, materials, colors.
  2. 2
Site sketch + spec sheet We do this for you
Plot map with the fence line marked, plus the material/height/style page boards want to see.
  3. 3
ARC packet submitted We do this for you
Filed in your HOA's preferred format — you get copies of everything.
  4. 4
    Board review — 1 to 3 weeks
Bigger neighborhoods meet monthly; complete packets usually approve on the first pass.
  5. 5
    Approved — posts go in
Your install slot is held during review, so approval doesn't cost you the season.
