The covenants identify the real estate as Wyndham Trace in Tippecanoe County, Indiana. Fences require prior written approval: no building, wall, fence, antennas, satellite dishes, appurtenances, or other structures may be erected or placed on any lot until plans/specifications/plot plans showing location and elevation have been approved in writing for conformity, harmony of external design, workmanship/materials, and location. After initial construction, exterior alterations/additions/improvements require prior written Board approval. The covenants prohibit any fence between the building setback line and the front property line of any lot. If the Board or its designated representative fails to approve or disapprove within 30 days after all required plans/specifications are submitted, approval is not required; also, if no suit to enjoin construction is commenced within 60 days after completion, the related covenants are deemed complied with. The architectural request form asks owners to include materials, colors, measurements, contractor information, anticipated dates, and a plot map; it also states owners are responsible for permits, property lines, 811 utility marking, maintenance, and ensuring no drainage impacts.
