Notes

Verified as the Castle Ridge Planned Development / Homeowners Association on Westview Circle, West Lafayette, Tippecanoe County, Indiana; the recorded declaration shows Tippecanoe County Recorder information and a Lafayette, IN address. The CC&Rs do not state specific fence materials, colors, maximum heights, setbacks, or post-cap rules. However, fences are subject to architectural approval: no building, fence, wall, or other structure may be commenced, erected, or maintained unless plans/specifications showing the nature, kind, shape, height, materials, and location are submitted and approved in writing by the Board or an architectural committee. If written approval is not received within 21 days after request, failure to issue approval is treated as disapproval. Owners may not relocate, heighten, lower, move, or otherwise change any fence, wall, or patio except with Association approval. No fences, barriers, or other obstructions may be placed or constructed on any private driveway or common area. The homeowner handbook states the Association does not maintain fences added after the first or second plat, but does maintain party fences erected by builders and the fence along the south side of the property and along Soldiers Home Road. The ARC form asks for project description including materials, colors, measurements, contractor information, anticipated dates, and a plot map; it also states the owner is responsible for permits, property lines, 811 utility marking, and ensuring the work does not affect drainage.

Third Amendment to Declaration of Covenants, Conditions and Restrictions for Castle Ridge Planned Development Association, Inc., recorded April 12, 1991 as Tippecanoe County Recorder record/instrument 91-04903: Article III §2(b)(ii), Article VI §1(c), Article VI §2; Castle Ridge Planned Development Homeowner's Handbook p.5; Hart Architectural / Exterior Change Review Request.

The process

How Castle Ridge approval actually works.

Five steps — and the paperwork-heavy first three are on us.

  1. 1
Pull the covenants We do this for you
We check your HOA's actual fence rules first — height caps, materials, colors.
  2. 2
Site sketch + spec sheet We do this for you
Plot map with the fence line marked, plus the material/height/style page boards want to see.
  3. 3
ARC packet submitted We do this for you
Filed in your HOA's preferred format — you get copies of everything.
  4. 4
    Board review — 1 to 3 weeks
Bigger neighborhoods meet monthly; complete packets usually approve on the first pass.
  5. 5
    Approved — posts go in
Your install slot is held during review, so approval doesn't cost you the season.
