The recorded master declaration for Kensington Farms in Marion County/Lawrence Township requires Development Control Committee (DCC) approval before any fence/screen is installed, including approval as to size, location, height, and composition. Fences must harmonize with the community architecture and may not obstruct necessary vehicular sight lines or unduly obstruct adjoining properties' views/amenities. Fences generally may not be located closer to the front of the home than the rear foundation line of the home; the DCC discourages fencing an entire back yard but may allow it case-by-case. Standard property fences/walls may be approved up to 4 ft; fences over 4 ft generally require DCC approval and unique rear-lot circumstances. Patio screen/privacy fences up to 6 ft are permitted for small patio areas in a backyard or sideyard. Privately installed fences must be professionally constructed; non-professionally installed fences are subject to post-completion DCC inspection, with final approval withheld until the final review is successfully completed.
