Chain-link fencing must be black or green vinyl-coated; all fencing style, color, location, and height is subject to prior written approval of the Architectural Review Committee.

Notes

Fences may not be erected on or along a lot line or on any lot if the purpose or result would obstruct reasonable vision, light, or air. Fences must be kept in good repair and erected to enclose and decorate the property without unreasonable hindrance or obstruction to other property. Permitted fencing, unless installed by the Developer, must be wooden or black/green vinyl-coated chain link, and may not exceed 6 feet in height. Uncoated chain-link fencing is prohibited. No fence may extend forward of the furthest-back front corner of the residence. All fencing style, color, location, and height requires prior written ARC approval. Separately, no structures or improvements, including fences, may be erected or maintained on Utility, Drainage, or Sanitary Sewer Easements. ARC approval provisions require written application with plans/specifications, including site plan, location, materials, landscaping, and other reasonably required information; if the ARC does not approve a requested change within 45 days after all required information is submitted, the request is deemed denied. Section 1 and Section 2 plat covenant fence rules appear substantively identical; Section 1 lists the fence covenant as ¶21, while Section 2 lists it as ¶19.
