Notes

Verified the source is Bradford Creek in Marion County, Indiana: the recorded declarations name Bradford Creek Homeowners Association, Inc., refer to recording in the Office of the Recorder of Marion County, Indiana, and include Indianapolis/Marion County recording stamps and instrument numbers. The shared rule across the original declaration and later amendments is that any fence must be approved by the Committee before installation as to size, location, height, and composition, and all fences must be wooden. Later amended declarations for additional sections keep the same fence language and also require Committee approval before erection of fences, awnings, additions, and other improvements, with the owner/builder submitting a plot plan, print or brochure, and color scheme. I did not find a public HOA-owned CC&R/design-guidelines page or a Bradford Creek-specific public AAM client page with fence rules; the AAM Indianapolis page is only a general management-company page and does not provide Bradford Creek fence standards.

Declaration of Restrictions for Bradford Creek, Instrument No. 890057333, recorded June 16, 1989, Section 3(C) and 3(F); Second Amended Declaration of Restrictions for Bradford Creek, Instrument No. 910038506, Section 3(C) and 3(F); Sixth Amended Declaration, Instrument No. 1993-0167052, Section 3(C) and 3(G); Seventh Amended Declaration, Instrument No. 1993-0182623, Section 3(C) and 3(G)

Rules summarized from publicly recorded CC&Rs and Dave's hands-on experience in Bradford Creek. HOAs amend rules — always confirm with your board or management company before ordering materials.

The process

How Bradford Creek approval actually works.

Five steps — and the paperwork-heavy first three are on us.

  1. 1
Pull the covenants We do this for you
We check your HOA's actual fence rules first — height caps, materials, colors.
  2. 2
Site sketch + spec sheet We do this for you
Plot map with the fence line marked, plus the material/height/style page boards want to see.
  3. 3
ARC packet submitted We do this for you
Filed in your HOA's preferred format — you get copies of everything.
  4. 4
    Board review — 1 to 3 weeks
Bigger neighborhoods meet monthly; complete packets usually approve on the first pass.
  5. 5
    Approved — posts go in
Your install slot is held during review, so approval doesn't cost you the season.
