Fences require prior written architectural approval: no fence, wall, or other structure may be commenced, erected, maintained, changed, or altered unless plans/specifications showing nature, kind, shape, height, materials, color, and location are submitted and approved in writing. Requests not approved or disapproved within 30 days after complete plans/specifications are submitted are deemed denied. Front-yard fences are prohibited: no fences may be constructed between the front setback line and the street lines. Additional sight-line restrictions prohibit fences/walls/hedges/shrub planting obstructing sight lines between 2 and 9 feet above street level near street intersections and driveways, including the triangular area defined by points 25 feet from the street-property-line intersection or driveway edge. Fences and similar improvements are also restricted in certain designated mounding/screening/sign easements and between lot boundaries and drainage/landscape easements or perimeter roadways except by Declarant. The CC&R does not substantiate allowed materials, disallowed materials, rear/side maximum heights, colors, post caps, or a general setback distance. Public CASI/Associa HOA-specific design guidelines or ARC form for Bluff View Meadows were not found; a title-company HOA contact list identifies Bluff View Meadows, ZIP 46217, as managed by CASI.
