Required before install. Typical turnaround: 30 days.
Wood fences are to remain unpainted.
The Committee must approve any fencing, walls, mounds, and landscape screening before installation, including exact location, material, color, height, and rendering/photo. Requests must be submitted at least 30 days before proposed installation; if approval has not been received in writing within 30 days after submission, the request is deemed denied. No front-yard fencing, walls, mounds, or screening are permitted except on a Lot maintained as a sales office/model home by Declarant. Fences must be professional-quality in design, material, composition, and color as determined by the Committee; non-professionally installed fences may be inspected before final approval is deemed given. Fences must be kept in good repair. No fence may be closer to the front Lot line than 20 feet back from the front foundation line of the residence, except to enclose equipment or a garage service door. Corner lots may not have solid/privacy fencing between the side building line and adjacent street or right-of-way. Fences are not allowed in easements; if built there, removal risk is on the Owner. Invisible electronic pet fences are expressly permitted. General maximum fence/wall height is 48 inches, and lot fencing/walls may not exceed 48 inches above grade. Patio screens/privacy fences adjoining the rear of a Dwelling Unit may be up to 6 feet. Lake-abutting lots have a stricter rule: no fence may exceed 42 inches beyond 16 feet from the rear building line, unless waived to enclose an in-ground pool. Wooden fences are to be cedar, dog-eared, shadow-box style with 1x6 vertical boards on both sides, unpainted, or wrought iron; the Committee may restrict wooden fences in areas adjacent to Common Areas due to obstructed views. Walls above grade must be natural stone, masonry, wood shadow-box fencing, or a combination.
