Color

General fence colors are not otherwise specified in the DCC fencing section. Chain-link fencing must be black vinyl-coated. Game-court fences must be black vinyl-coated chain link unless another design is accepted by the DCC.

Notes

Admirals Bay is one of the communities within Geist Harbours Property Owners Association, which covers Indiana communities including Indianapolis and Marion County. GHPOA says CASI / Associa Community Association Services of Indiana is its current management company; the DCC application is returned to GHPOA c/o CASI at 11711 N. College Avenue, Suite 100, Carmel, IN 46032, with fax 317-875-5614 and customerservice@cas-indiana.com. Prior written DCC approval is required before any new construction or improvement to an existing structure; submitted plot plans must show fences, property lines, easements, rights-of-way, and setbacks. General new or replacement fences may not exceed 4 feet high, measured from adjacent turf or pavement. Fences contiguous and roughly parallel to major thoroughfares may be up to 6 feet, but must reduce to 4 feet when turned away from the thoroughfare. Existing 6-foot fences may remain if maintained, but replacement fences must meet the current height rules. Fences may not extend nearer to the front of the house than the rear foundation line, with a possible bump-out up to 5 feet laterally to enclose a rear-yard access door. On corner lots, the fence may not extend forward of the rear foundation line as determined by the more major frontage street, and may extend to the front foundation line on the lesser frontage. The best/aesthetic side must face outward, and support rails may not face outward. Fences must not cause ponding or block drainage in swales or drainage easements. Fences must be 3 feet from rear and side property lines. Pool/patio fences have a special rule: pool safety barrier may be an exactly 5-foot perimeter fence with self-closing locking gate complying with Indiana pool code, and fences enclosing pools or patios may be up to 5 feet but must be within 6 feet of pavement edge at all points. Game-court fences may be black vinyl-coated chain link or other DCC-acceptable design and may be up to 10 feet. Setback reference differs by Admirals Bay section: Sections 1-7 have side-yard aggregate 22 feet with no side yard under 8 feet, and rear yard at least 20 feet or, on waterfront lots, 20 feet or the 788.4-foot contour, whichever is greater; Sections 8-9 have the same side-yard rule and rear setback at least 20 feet.
